However, the amount you can borrow will also depend upon your credit history, current debts, the amount of down payment you are willing to make, property tax, and the cost of home insurance\/condo fees. You may also be able to take advantage of special loan programs for first-time buyers to purchase a home with a higher value. Give us a call so we can help you determine how much you can afford.<\/p>\n<p><strong>Question:\u00a0Do I need a realtor?<\/strong><br \/>\n<strong>Answer:<\/strong>\u00a0Purchasing or selling a home can be challenging, and we recommend using a professional. If you are buying, a buyer&#8217;s realtor can be invaluable during negotiations. You will not, generally, pay for the services of a &#8220;buyer\u2019s broker\u201d (a realtor who has agreed by contract to act on behalf of your best interests instead of the seller\u2019s interests.) Realtors are also familiar with the market and adept at structuring an offer in a way that is more likely to be accepted. If you are selling, we recommend listing your house with a competent realtor \u2013 this gives your home maximum exposure on the market. We work with several realtors throughout MA and NH and would be happy to make suggestions for you.<\/p>\n<p><strong>Question:\u00a0Do I need an Attorney when buying a home?<\/strong><br \/>\n<strong>Answer:<\/strong>\u00a0The short answer is yes. Purchasing a property is one of the most significant lifetime decisions; for most people, this only occurs several times before retirement. An attorney can give you peace of mind in negotiating the terms of your sales contract and any last-minute issues that may arise. We would be happy to recommend several attorneys for you.<\/p>\n<p><strong>Question:<\/strong>\u00a0<strong>Online lenders seem to advertise very low rates. Why not use one of these?<\/strong><br \/>\n<strong>Answer:<\/strong>\u00a0Well, there are too many reasons to list here. Here are a few: Some advertised rates come with high costs. Remember that those ads come with heavy advertising costs that must be paid for somehow. We offer some of the best rates available \u2013 often without closing costs. With an adjustable-rate mortgage (ARM), the interest changes periodically, typically in relation to an index. While the monthly payments that you make with a fixed-rate mortgage are relatively stable, payments on an ARM loan will likely change. This choice depends on several factors, including your current financial picture and how long you intend to keep your house.
