Question: How much can I spend or borrow on a home?
Answer: Generally speaking, you can purchase a home with a value of five or more times your annual household income. However, the amount you can borrow will also depend upon your credit history, current debts, the amount of down payment you are willing to make, property tax, and the cost of home insurance/condo fees. Question: Do I need a realtor?
Answer: Purchasing or selling a home can be challenging, and we recommend using a professional. If you are buying, a buyer’s realtor can be invaluable during negotiations. You will not, generally, pay for the services of a “buyer’s broker” (a realtor who has agreed by contract to act on behalf of your best interests instead of the seller’s interests.) Realtors are also familiar with the market and adept at structuring an offer in a way that is more likely to be accepted. If you are selling, we recommend listing your house with a competent realtor – this gives your home maximum exposure on the market. Question: Do I need an Attorney when buying a home?
Answer: The short answer is yes. Purchasing a property is one of the most significant lifetime decisions; for most people, this only occurs several times before retirement. An attorney can give you peace of mind in negotiating the terms of your sales contract and any last-minute issues that may arise. We would be happy to recommend several attorneys for you.
Question: Online lenders seem to advertise very low rates. Why not use one of these?
Answer: Well, there are too many reasons to list here. Here are a few: Some advertised rates come with high costs. Remember that those ads come with heavy advertising costs that must be paid for somehow. We offer some of the best rates available – often without closing costs. Secondly, we believe clients deserve better than a call center environment. Question: What is the difference between a fixed-rate loan and an adjustable-rate loan?
Answer: With a fixed-rate mortgage, the interest rate stays the same during the life of the loan. With an adjustable-rate mortgage (ARM), the interest changes periodically, typically in relation to an index. While the monthly payments that you make with a fixed-rate mortgage are relatively stable, payments on an ARM loan will likely change. Question: How are an index and margin used in an ARM?
Answer: An index is an economic indicator that lenders use to set the interest rate for an ARM. Generally, the interest rate you pay is a combination of the index rate and a pre-specified margin. Question: What does my mortgage payment include?
Answer: For most homeowners, the monthly mortgage payments include three separate parts:
– Principal: Repayment of the amount borrowed.

– Taxes & Insurance: Monthly payments are typically made into a special escrow account for items like hazard insurance and property taxes. This feature is sometimes optional, in which case these costs will be paid by you directly to the City Tax Assessor and property insurance company.

Answer: The amount of cash necessary depends on several factors. In general, you will need to have sufficient funds to cover:
